Standard Buying Timeline

  • Meet with me to discuss your real estate goals and the logistics of your search. If you’d like to work with me we’ll sign the buyer/agent agreement and I will set up a custom collaborative search for you on the Elite Home Partners site as well as ReColorado MLS.

  • If you are not a cash buyer, you must first get pre-approved for a loan. You cannot submit an offer without a pre-approval letter in hand and you also need it to inform the financial piece of your search. I have some wonderful and trusted lender reconmondations if you would like them.

  • Now it’s time to see some homes! There’s no substitute for seeing homes IN PERSON, but I understand that that is not always an option. Whatever your situation, we will make sure that we get you into the homes you would like to see.

  • After pinpointing a home that appeals to you, it's time to move forward with an offer. I'll guide you through this process by liaising with the listing agent and examining comparable sales together. Subsequently, I'll prepare and submit your offer on your behalf. Upon submission, your offer may be accepted, rejected, or more commonly countered. In the event of a counteroffer, we'll collaborate to decide on our next steps. Rest assured, you'll be kept fully informed throughout every stage of the process—I'm committed to ensuring transparency every step of the way.

  • Once your offer is accepted, and we are under contract, here is a typical escrow timeline:

    Day 1 : Offer accepted

    Day 2: Schedule inspections

    Day 3: Earnest money deposit due and work on homeowners’ insurance

    Day 1-7: Review sellers’ disclosures and conduct inspections Appraiser is sent out by lender at this time.

    Day 15: The loan should be approved by now

    Day 17-30: Escrow closes, grant deed records and the home is yours!

  • Once you receive the seller's disclosures and inspection reports, it's time for your evaluation. Depending on your findings, you can proceed, negotiate repairs or credits for unforeseen issues, or opt to withdraw if the property's condition is unsatisfactory.

  • Once escrow kicks off, your lender will start processing your loan. Make sure to promptly pay for the appraisal so it can be ordered right away. Also, try to provide your lender with all the documents they need ASAP to avoid any holdups in loan approval. If the appraisal matches or exceeds the purchase price, you're in the clear. But if it falls short, we'll need to negotiate with the sellers.

  • After your loan gets the green light, you'll receive the final closing documents through escrow. You'll need to go over these papers for three days before signing. Usually, either the day before or on the actual closing day, your lender will transfer the loan funds, and you will include in the rest of your down payment (minus the earnest money you already paid on day 3). The day after that, escrow will officially record the sale with the county. Pop the champagne, you're officially a homeowner!
